The Home Building Process: What to Expect When Building Your New Home

Did you know there are more


than half a million people that go through the home building process every

year? Even with how common this process is, most people don’t know what to

expect during the home building process.


If you visit your home site

during certain parts of the process, you’ll think nothing is going on, while

other parts come together in the blink of an eye. Here’s what you need to know.

Patience Is Required

At the start of the home building process, you might think nothing is happening at all. There isn’t a lot of activity that’s visible at the start of a home site.

However, there’s a lot of other work that needs to be completed before a shovel gets put in the ground.
Meeting with our interior design team allows you to customize your home plan by selecting optional floor plans and selecting the finishes you want. Between planning meetings with architects and city officials, applying for permits, and home plan finalization, activity is going on that doesn’t result in visible progress. However, there’s a lot that’s happening. 

Background work that starts
out before building begins ensures for a smooth building process .

Foundation and Frame Go up

Once the paperwork is completed, it’s time to lay the foundation. During this time, the area where the house will be built is dug up in the ground. There’s digging whether you’ll be building a full basement or not.

.The planning for the home will include where plumbing is going to be laid in the slab before the concrete is poured and cured. Some may see the foundation and wonder if the house is big enough, as a flat area of concrete can be deceiving and look smaller than the finished home.

Things start to come together
when the frame is constructed. The shape of your home will come together once building begins on top of the slab or foundation. The framework will give an idea of where the exterior walls will be and some idea of where the interior will be laid.

The more time and care that homebuilders take during this time, the better your home will weather whatever MotherNature throws at it. Inspections are completed at each stage once footings,weeping tile and backfill and framing is completed.

Shingles and Insulation

When the frame and foundation
are laid, you might see a lot of plastic sheeting and tarps on the surface of your home. That’s because the home is not yet waterproof. Shingles and flashing need to be installed to ensure that weather can’t damage the frame or
foundation.

Flashing, shingles, and exterior finishes (brick, stucco or siding) goes on the exterior walls keep the
weather out. Now, before anything can be done on the interior, it’s essential to put in the insulation where it needs to go.

The reason insulation comes next is that it has to be shaped around all of the electrical wiring and outlets that will be hidden in the walls. Breaker boxes, heating, and cooling equipment are also laid out during this time. On top of that, plumbing is set so that everything can be installed before walls are put up.

Building Inspectors will come by to inspect at key stages of construction that are prescribed in the building code.

Drywall and Trim Go in Next

During this next period is
when you’ll be able to walk around the home and see what it’s really going to
look like. Once electrical, insulation, and plumbing inspections have been
completed, the walls will be covered and you’ll see a finalized looking home.

The taping is applied on top
of drywall and then the trim and doors are set. The taping must take sufficient
time to dry and cure before any interior
design work can be done. 

During this time, finish
carpenters come by to do this interior work. They install interior doors, trim,
and install your kitchen cabinets and countertops. Also, flooring such as tile,
hardwood or carpet is installed in the finishing stages.

Expect the final staircase and
railings to shape up during this time. Carpenters and interior builders can
work on these portions now that the home has been weatherproofed. 

Final Quality Check

During this period, you’ll see your personal builder come by to double-check that everything you agreed on has been completed. They check for the quality and accuracy of your home designs. 

Expect corrections to take
place before you see the final version of the home.

After the final quality check
is completed, you’ll get to see the final home during your pre-delivery home inspection. You’ll have the sale closed shortly after and then get the keys to your home.

Once you get the keys, you’re
all set to move in. This final quality check ensures that it’s not only safe
but it’s everything that you agreed upon and what you expected from the home.

Expect Updates During the Home Building Process

The home building process
looks different for every home, but these basic steps should outline what is to happen during your home’s construction. When you hire a builder, expect them to guide you through the process.
