You’ve saved, planned and prepared. Now you’re ready to take the next step and purchase a home.
But before you start comparing kitchens, floor plans and neighbourhoods, there’s an important decision to make: Should you buy a brand-new home or a pre-owned home?
We’re a little biased, but we think new homes make the case for themselves. Here are six reasons why.
1. Everything is New
One of the biggest advantages of buying a new home is simple: you’re starting fresh.
Your kitchen, bathrooms, flooring, roof, windows, doors, electrical systems and major mechanical systems are all new. You’re not inheriting years of wear and tear from previous owners.
With a pre-owned home, even if everything looks move-in ready, you may eventually find yourself replacing an older appliance, updating a bathroom or making repairs that weren’t obvious when you purchased the home.
2. Built for Today’s Standards
New homes are built to meet today’s Ontario building codes and construction standards. Modern materials, building methods and technology help make daily life more comfortable, convenient and efficient.
Better insulation, energy-efficient windows, and efficient heating and cooling systems help reduce energy use. Water-saving fixtures help conserve water, while smart thermostats make it easier to manage your home’s temperature. From the way a new home is built to the systems inside it, efficiency is part of the design—and that can mean lower monthly utility bills.
An older home may be well maintained, but unless it has been upgraded, it will still reflect the standards and technology of the time it was built.

3. Less Renovating. More Living.
One of the biggest differences between buying new and buying pre-owned is what happens after you get the keys.
With a pre-owned home, you may find yourself budgeting for a kitchen renovation, replacing worn flooring, updating bathrooms or replacing an old furnace or other major system.
A new home lets you skip many of those immediate projects.
Instead of spending your first months planning renovations, you can focus on unpacking, settling in and making the space your own.
And right now, there’s another reason to consider buying new: eligible buyers of qualifying new homes in Ontario may be able to save up to $130,000* through enhanced HST relief. This gives eligible buyers the potential for significant savings alongside no immediate renovation and maintenance costs.
4. New Home Warranty Protection
Every new home we build is covered by the TARION New Home Warranty, which provides protection for eligible warranty items and certain defects in workmanship and materials.
A pre-owned home may have some remaining manufacturer or contractor warranties, depending on its age and renovation history, but those protections can vary.
For buyers, knowing that your new home comes with new-home warranty coverage can provide added peace of mind as you settle into homeownership.

5. Modern Features and Finishes
New homes are designed with today’s homeowners in mind.
Open-concept living spaces, contemporary kitchens, modern bathrooms, flexible layouts and updated finishes are common features in today’s new-home designs. And depending on the home and its stage of construction, buyers may have opportunities to choose finishes, upgrades or design details that will help make the home feel like their own.
For buyers who want a home that feels current without taking on a major renovation, this can be a significant advantage.
6. You’re the First to Call it Home
There’s something special about being the first.
No previous owners. No old paint colours to cover. No worn carpets or fixtures left behind. No wondering what happened in the home before you moved in.
You get to open the door for the first time, unpack your belongings and start creating your own memories.
Your first family dinner. Your first holiday. Your first summer in the backyard.
The home starts with you.
